Stratifiable Property Zones in the Township of Langley 

Stratification is the legal process by which two individually-titled detached strata home properties are created from when one stratifiable property that has two dwellings is separated into two. We specialize in the identification, sale, and development acquisition of such stratifiable RU-zoned properties in the Township of Langley. The large majority of stratifiable property in the Township of Langley falls under either the RU-1 or RU-3 zones.  


RU-1 Zoning:
RU-1 zoning permits a wide variety of uses; including, but not limited to, accessory buildings, home occupations, parking of commercial vehicles, agricultural uses as defined in the zoning bylaws of the TOL, commercial greenhouses, equestrian centers, and veterinary clinics. 
Specific attention has historically been given to these properties to minimize the number of newly created long and narrow lots, by ensuring that there exists a reasonably usable land area on formally subdivided lots. Stratification provides an outlet to ease such potentially restrictive development constraints and enable development on rural property where none may have been otherwise permissible.


RU-3 Zoning:
The majority of land designated “Agricultural/Countryside” in the Township of Langley is zoned RU-3. This property zoning permits similar uses to those in RU-1 zoning; but, generally prescribes a larger minimum lot size in an effort to preserve the countryside nature of the rural-most portions of Langley and encourage the continuation of agricultural activities on land designated for farm use by way of ALR protection. Notwithstanding this restriction, stratification may permit densification of these RU-3 zoned parcels of land without the need for formal subdivision, providing that the original parcel is located outside of the Agricultural Land Reserve.
