Stratifiable Property Zones in the Township of Langley 

Stratification is the legal process by which two homes built on one stratifiable property are separated into two, individually-titled detached strata home lots. I specialize in the identification, sale, and development acquisition of such stratifiable RU-zoned properties in the Township of Langley. The large majority of stratifiable property in the Township of Langley falls under either the RU-1 or RU-3 zones.  


RU-1 Zoning:
RU-1 zoning permits a wide variety of uses; including, but not limited to, permitting accessory buildings, home occupations, parking of commercial vehicles, agricultural uses as defined in Section 100 of the Master Zoning Bylaw of the TOL, commercial greenhouses, equestrian centers, and veterinary clinics. 
A subset of property with RU-1 designated for small farms/country estate use have a minimum lot size of 1.7 hectare (4.2 acres). Specific attention is given to these properties to prevent the creation of long and narrow lots, by ensuring that there exists a reasonably usable land area on formally subdivided lots. Stratification provides an outlet to ease such potentially restrictive development constraints and enable building on rural property where none may have been otherwise permissible.


RU-3 Zoning:
The majority of land designated “Agricultural/Countryside” in the Township of Langley is zoned RU-3. This property zoning permits similar uses to those in RU-1 zoning; but, prescribes an 8 hectare (19.8 acre) minimum lot size in an effort to preserve the countryside nature of the rural-most portions of Langley and encourage the continuation of agricultural activities on land designated for farm use by way of ALR protection. Notwithstanding this restriction, stratification may permit densification of these RU-3 zoned parcels of land without the need for formal subdivision, providing that the original parcel is located outside of the Agricultural Land Reserve.

Is perhaps the most diverse stratifiable property zone in the Township of Langley

 

Except for commercial greenhouses which may cover up to 66% of total lot area, all buildings and structures shall not cover an area greater than 33% of the total lot size

 

RU-3

·    All Uses Permitted in RU-1

 

Typically thought of as the larger size variant of properties with RU-1 zoning

 

RU-4

·    All Uses Permitted in RU-1

 

May have potential for flooding

 

Could require professional geotechnical assistance if building below minimum rural property building elevation

 

May have potential for the installation of a floating or shore-attached dock

 

RU-5

·    All Uses Permitted in RU-1

 

May have potential for flooding

 

Could require professional geotechnical assistance if building below minimum rural property building elevation

 

May have potential for the installation of a floating or shore-attached dock
